AGNC was involved with the acquisition and disposition of the Chartwell Estate (thirty-one acres located to the South/Southeast of downtown Davidson). Working with its client, a developer and its investor group, AGNC initially put the distressed property under contract for the purpose of further entitling the land for residential development in line with the Town of Davidson’s land use plan (village in-fill). During the contract period, the investor group was approached by a third party interested in acquiring the property as an extension of their existing neighboring campus. By simultaneously pursuing the potential development of the property, as well as negotiations with the third party, AGNC was instrumental in achieving a significant profit for the developer and its investor group in a matter of weeks. The transaction was successfully closed in March 2014.
