AGNC transacted the sale and purchase of the land for the The Carolinian on Glenwood, a luxury mid-rise apartment building located in the heart of Raleigh. Representing the Seller, a partnership led by long-time Raleigh based, Grubb Ventures, and the Buyer, Stiles Corporation, a leading full-service real estate development and construction company headquartered in Ft. Lauderdale, FL. AGNC played a significant role locally by ensuring that the needs of both parties were met during the negotiation of the property’s sale and purchase.
The Carolinian on Glenwood is a podium build, with 2 levels of ground floor concrete structured parking and 5 levels of stick-built luxury apartments above. It opened during the 4th quarter of 2017 and is currently being offered at the highest per square foot rent in the Triangle market. With 186 generously-sized multifamily units situated on just under 3 acres of land, the property overlooks the historic Carolina Country Club golf course.
905 DEL WEBB MANOR AVE, WAKE FOREST, NC
Del Webb at Traditions is a 165-acre, 55+ Active Adult community located adjacent to Traditions, which is in the northwest section of Wake Forest. In partnership with Suncrest Real Estate and Land, a Phoenix-based residential master developer and investment manager, AGNC helped initiate the project’s land acquisitions and entitlement processes, which involved both Wake and Franklin County planning departments. AGNC was also instrumental in the development of an approved master plan consisting of 550 single-family detached lots for Phase 1 of the project. These plans were then delivered to the homebuilder, Pulte Group’s Del Webb brand, for construction.
The property is conveniently located near 50 miles of greenway trails and the Wake Forest Reservoir Park. An 18,000 square foot amenity space is located on the property, that serves as the epicenter for the Del Webb community and includes fitness center, indoor pool, demonstration kitchen, art studio, and lounge. Construction of Phase 1 concluded in Summer 2017, with the amenity space reaching completion in Spring 2019.
WAKE FOREST, NC
Entitled by JPM South Development, Devon Square is a 40+ acre plot of land adjacent to Joyner Park that consists of 280 planned townhome units and single-family lots. AGNC is responsible for securing the project’s financing and generating builder interest for future development. Construction for this property will begin in January 2020.
RALEIGH, NC
Raven Ridge is a 20+ acre parcel of vacant land located at the corner of Raven Ridge and Falls of Neuse Roads. Working with the property’s prior owner, AGNC facilitated the sale of the property to Barker Realty, Inc., a Raleigh-based real estate developer in Summer 2018. Once acquired, Barker retained AGNC to manage the project’s entitlement and rezoning processes. Planningfor an upscale residential community, AGNC is also overseeing the selection of the project’s builders, to ensure that the homes are built to the appropriate standards, consistent with area neighborhoods. The northeast corner of Raven Ridge and Falls of Neuse is possibly the last undeveloped large plot within one of Raleigh’s most established areas. Construction is scheduled to begin in Fall 2020.
Off NC-98, Durham, NC
Falls Village is a planned residential community located on the Falls Village Golf Course. AGNC was contracted to secure subdivision entitlements and construction approvals, as well as manage the sale and development of 900 planned single-family detached lots. Situated between Raleigh and Durham, Falls Village is minutes from the medical and retail amenities of Brier Creek, and RDU International Airport. Construction of the homes will begin in the first quarter of 2020.
US1 AND NC-98, WAKE FOREST, NC
Acting as a true testament of AGNC’s capabilities, Grove 98 will soon transform Wake Forest’s into one of the Triangle’s next “it” destinations. In partnership with Stiles Corporation, a leading supermarket chain Wegmans, and local adjacent landowners, AGNC led the process of assembling and acquiring the project’s 70 acres, as well as all rezoning and NCDOT efforts for the mixed-use community. AGNC is in the process of developing an obtaining town approval of a master plan which includes retail and office spaces, townhomes, 55+ Active Adult residences, and a 100,000 square foot Wegmans grocery store. Along with the planned residential and commercial components, the master plan showcases various green spaces where visitors and residents can enjoy outdoor concerts, holiday celebrations, fairs and other outdoor activities. Groundbreaking will commence in Fall 2019.
DAVIDSON, NC
As a property that was owned by a long-standing family-owned business, Hoke Lumber, this project is close to the hearts of Davidson residents. Due to lot size constraints, the Hoke family believed it was time to move their business to a more strategic location that would better service the fast-growing North Charlotte community. AGNC worked meticulously with owners, Rick and Tammy Hoke, to ensure a smooth transition in location for their business and sale of the land to CCUR Holdings. AGNC has partnered with CCUR and will spearhead the master planning efforts for the Hoke property. Using the current zoning, the property will be developed into an upscale residential community. AGNC will partner with a capable homebuilder to ensure quality construction of the residences that is in-line with local community standards.
DURHAM, NC
Owned by the NC State University Trust, Huntington Valley is a 70-acre plot of land in the northern portion of Durham. Prior to the selling of this property, NGNC spearheaded all entitlement efforts to make Huntington Valley developable. Thereafter, AGNC facilitated the sale of the land to True Homes. Current designs for the property include a revised master plan consisting of approximately 90 single-family homes. Huntington Valley is projected to close in Summer 2019 and is slated to start construction immediately thereafter.
TOWN OFKNIGHTDALEETJ, NC
Hired by the Upchurch and Carr families, ANGC facilitated the sale of this 72-acre plot of land to True Homes out of Charlotte, NC. Located on Old Milburnie Road in the northeast part of Wake County and within the ETJ of the Town of Knightdale, this property is currently planned to include 221 single-family attached and detached homes. Construction for this project is project to begin in Summer of 2020.
RALEIGH, NC
Located in South Raleigh off of Lake Wheeler Road, Olde Mill Trace is a charming 280-acre parcel of land that contains 180 single-family lots. Owned by Caruso homes, a Maryland-based homebuilder, this property boasts 0.5-1acre homesites that feature the capacity to support 2,600-5,000+ square foot homes that start at $480,000. Needing a development partner, Caruso Homes hired AGNC to find a builder for half of the plots. AGNC was able to facilitate the sale of 90 lots to Stanley Martin, another premier homebuilder in the area. Construction on these estate-style homes began in 2018.
AGNC negotiated the successful sale and purchase of the Washam Neighborhood, representing NVR Homes as buyer. Washam presents 82 new home sites in the highly sought Davidson community. With large lot sizes ranging from 72 to 90 feet, Washam offers multiple variations of home type for owners to enjoy a diverse neighborhood while benefiting from the reserved 21 acres of open space. The Washam Neighborhood property was met with various site challenges, allowing AGNC to showcase the full capabilities of our services beyond brokerage. Cooperating with the sellers, local and regional municipalities, and adjacent developments, AGNC assisted in navigating the challenges associated with Washam, in what ultimately resulted in a successful closing.
TOWN OF ROLESVILLE ETJ, NC
At 220 acres, Tom’s Creek is located within the ETJ of the Town of Rolesville and owned by AGNC’s long-term client, Andy Ammons. With the potential of having over 700 lots, AGNC is responsible for the selling, rezoning, and entitlements of the property. This includes working with McAdams engineering and the City of Raleigh to create a plan for the mile-long worth of sewer needed for the property.
I-540 AND MORRISVILLE PARKWAY, CARY, NC
Twyla Road is a 20+ acre parcel of land located in Cary, NC, currently under contract with a regional builder. AGNC was initially hired by property owner, the Hilliard Family, to formulate an overall sale strategy for the property as a result of the anticipated taking of a portion to be use to extend the Morrisville Parkway. AGNC was instrumental in obtaining a successful result for the Hilliard Family during the eminent domain process. AGNC is seeking zoning changes to allow for a residential mixed-use community with neighborhood retail, townhomes, and condominiums. Located at the future Morrisville Parkway and I-540 Interchange, Twyla Road is minutes from RDU International Airport and Jordan Lake. This property is one of the last remaining plots in the popular West Cary market. Construction to begin in Spring 2020.
CHATHAMCOUNTY &TOWN OF CARY ETJ, NC
At 62 acres, this property is the last parcel of land remaining in the Weldon Ridge PDD. AGNC was hired to lead the land acquisition and rezoning efforts for the property’s buyers. Located in Chatham County and the Town of Cary ETJ and, subject to the Joint Chatham/Cary Land use plan, this property is projected to be a K-12 school with a small single-family residential mix. Construction to begin late 2020.
19925DAVIDSON – CONCORDROAD, DAVIDSON, NC
A master planned community encompassing approximately 170 acres in the Town of Davidson; West Branch represents the complete capabilities of AGNC. Drawing upon all aspects of brokerage, consulting and planning, AGNC fully assisted the owner by providing guidance with respect to long-term estate planning, to determining an accurate valuation. The successful representation of the landowner led to a master plan featuring 305 lots with a range of varying home sizes, providing houses for a diverse group of homeowners, while also maintaining an active community feel with 88 acres of green open space. West Branch also features a commercial component to be developed in a second phase, providing adequate space for neighborhood and regional services previously unavailable in the immediate area. Based on the efforts of AGNC in cooperation with the landowner, West Branch will be the first large planned master community in the Town of Davidson in 15 years. Construction began in the Spring of 2017.
KELLY ROAD, APEX, NC
West Village is a planned unit development (PUD) recently approved by the Town of Apex. Located at the Old US 1 Hwy exit of I-540, it will be developed into 370 townhomes and single-family residences, and also have 65 acres of commercial components. Working initially with one of the sellers, to whom AGNC was referred by prior client, AGNC managed to join two additional families to the assemblage, ultimately putting together 117 acres. Working with engineering firms, AGNC led the preparation of illustrative development plans, which were used to market the property to a handful of builders that AGNC felt would best be in a position to develop and build this project. The sellers went through a very spirited rezoning proceeding with significant input from a variety of neighbors. AGNC worked to address and assuage the myriad of issues raised by the Town and its residents during this process, resulting in a fully approved master subdivision plan. AGNC also procured all of the necessary utility easements and rights of way to ensure that access, water and sewer service would be available to West Village. The project closed in September 2017 and construction is slated to begin in Summer 2019.
CARYAND CHATHAMJOINT PLANNING AREA
Wood Hall is an 85-acre parcel of located on Lewter Shop Road within Cary and Chatham’s joint planning area. Hired by a local investor, AGNC, in conjunction with its partners, assisted in the site plan and construction approvals for the site, which includes 185 detached home lots. AGNC played a key role in facilitating the sale of this property to Stanley Martin Homes, headquartered in Reston, VA. Construction for this property began in 2017.
