Located inside the beltline at the corner of Ray Road and Howard Road, this nearly 30-acre property was one of the largest tracts of developable land left in North Raleigh. The property consisted of several tracts previously owned by extended members of the Chavis family and was originally zoned as R-4. In consultation with the family, AGNC prepared a variety of development scenarios designed to maximize the per-acre price of this assemblage. Throughout the entire sales cycle, AGNC assisted the family by providing a clear understanding of development cost and explained their options.

In 2011, the Fryar family engaged AGNC to better understand their options and the value of their 93 acres of unimproved land in Cary, North Carolina.
AGNC conducted extensive research, prepared layouts and provided the Fryar family with the information and guidance they were looking for. About a year later, the time spent resulted in the establishment of the Fryar PDD -- a master plan community located at the corner of the future Morrisville Parkway and I-540 interchange in Cary, North Carolina (7210 Green Hope School Road).
On the client’s behalf, AGNC presented the property to the market in April 2012, receiving 12 offers within two weeks. After careful consideration and interviews, the seller, in consultation with AGNC, selected the group we collectively believed most likely possessed the ability to control the process of entitlements and permitting, and who could also financially execute the transaction at closing. A total of 64 acres of vacant land located at 3321 Arthur Pierce Road (corner of Kildaire Farm Road & Ten Ten Road) in Cary, NC will become the future home of a beautifully designed community called Kildaire Crossing.
